⚠️ Enemy #1 – Water Ponding

We all know what a leaky roof can do, but many homeowners overlook what’s happening on the ground. After a rainstorm, check to see if water is pooling near your foundation.
Over time, ponding water can lead to foundation cracks, slab buckling, and interior damage.
Fix it: Add downspout extensions or diverters, or re-grade the soil so water flows away from your home—not toward it.

 


 

💦 Enemy #2 – Hard Water

Southern Utah’s water is extremely hard—about 21 grains per gallon. That’s tough on your skin and your plumbing.
Hard water builds up in showerheads, ruins valve seals, and shortens the life of dishwashers and water heaters.
Fix it: Keep your water softener’s brine tank at least half full of salt (available at Costco or Home Depot for around $8/bag).
If you don’t have a softener, consider installing one—you’ll notice softer hair, cleaner clothes, and longer-lasting fixtures.

 


 

🦠 Enemy #3 – Mold & Mildew

Long, hot showers are great—but over time, old caulk and grout can crack, letting moisture seep behind your walls.
That hidden water creates the perfect environment for mold growth and wall damage.
Fix it: Inspect caulk lines and grout annually. If they’re cracked, discolored, or hardened, re-caulk or re-grout promptly to keep your bathroom fresh and mold-free.
