What many homeowners don’t realize is that even a newer home typically needs 10 to 15 hours of upkeep each year — and as homes age, that number increases significantly. Middle-aged homes often require 25 to 40 hours annually, and homes over 20 years old can easily exceed 50 hours of maintenance and repair time per year. At Beyond-The-Fix, we specialize in supporting second homeowners—especially seniors—who spend part of the year away from their homes in southern Utah.
With our Smart Home Watch membership plan, we don’t just “check in” on your property—we proactively inspect, maintain, and address potential issues before they turn into costly repairs. The result? A home that’s safe, functional, and ready for you whenever you return.
✔ Monthly Visit – Each visit includes a home checkup with email reports including photos.
✔ Handyman Service – Up to one hour of handyman labor included over the six-month period, used as needed.
✔ Full-Home Walkthrough
Room-by-room inspections to identify anything out of order—sounds, odors, leaks, or hazards.
✔ Plumbing Check
Run faucets and showers to protect traps, check for leaks, disconnect hoses, and prep spigots for freezing weather. Adjust water heater settings for energy savings.
✔ Appliance Check
Inspect fridge temperature, garbage disposal, and trash cans. Look and listen for unusual signs of wear or failure.
✔ HVAC & Filter Service
Replace air filters every 3 months and water filters every 6. Clean outdoor A/C coils for efficient cooling.
✔ Climate & Security Oversight
Verify windows and doors are locked, shades drawn, lights adjusted, and thermostat set appropriately. Check for unauthorized vehicles or suspicious activity.
✔ Fire & Safety Compliance
Replace smoke detector batteries annually (up to 8 rooms). Re-certify primary 5 lbs. fire extinguisher annually.
✔ Lawn & Sprinkler Check
Test up to 8 sprinkler zones, clean debris, check turf and plant health, and remove trash or animal waste.
✔ Water Softener Maintenance
Ensure brine tank is filled and controller settings are correct.
✔ Electrical & Lighting
Adjust interior lighting to mimic occupancy. Replace failed bulbs and disconnect obvious hazards.
✔ Exterior & Roof Check
Inspect exterior for damage, check roof from the ground, secure trash cans, and report anything unusual.
✔ Mail & Package Collection
Bring in late mail or packages and send you a photo update. Remove door flyers and newspapers.
✔ Emergency Visit (1 Included)
Call us anytime during your contract—we’ll swing by if you forgot something, got an unexpected delivery, or just want a quick check-in

With regularly scheduled visits, seasonal upkeep, and included hours of handyman service, we take the guesswork and hassle out of home care. From fixing a leaky faucet and adjusting doors to inspecting the roof or programming a smart device—we handle the details, so you don’t have to
✔ Full Coverage of the Watch Plan
Everything in our seasonal plan—inspections, preventative checks, climate control, safety systems, lawn/sprinklers, mail pickup, and one emergency visit—is included year-round.
✔ 10/20/40 Hours of Handyman Repairs Per Year
Used as needed for routine fixes and ongoing home upkeep. Common services include:
Appliances: Installation, setup, and minor repairs
Plumbing: Leaky faucets, stuck valves, slow drains
Doors & Hardware: Handles, hinges, locks, seals, and adjustments
Minor Painting: Touch-ups on walls, trim, or ceilings
Programming Help: Door codes, thermostats, smart home devices
Sprinklers: Seasonal controller programming and valve repairs
Roof & Gutters: Visual inspection, debris clearing, tile checks
Attic Checks: Leak signs, pests, AC drainage, and insulation health
Caulking & Grout: Showers, tubs, sinks, windows, doors
Security Cameras: Installation, setup, app sync, and brief training
Bulky Item Removal: ($30 dump/vehicle fee if needed)

TERMS & NOTICES: Services are available within a 15-mile radius of St. George, Utah. Additional travel fees may apply beyond this range and are subject to availability. All handyman visits must be scheduled in advance and are subject to availability. Emergency visits are prioritized but not guaranteed same-day. Membership benefits apply only to work performed by our in-house team. Materials and subcontracted labor are billed separately. Unused service hours and visits do not roll over into the next year. We’ll provide regular statements to help you track and use your benefits before they expire.
